City Center Motel
Long Beach, California

Paloma Communities came to Ground Review with a need to secure a best-in-class Long Beach restauranteur for the redevelopment of the historic City Center Motel. Paloma wanted an operator that could create a culinary destination on the edge of downtown Long Beach.

Ground Review partnered with Chef Phil Pretty, owner of Heritage LB, a gourmet deli by day and seasonal tasting menu fine-dining restaurant by night, creating a new dining concept that met the goals of the City Center Motel redesign. The resulting concept became a multi-layered offering: OR Bagels: Walk-up gourmet bagel deli and coffee shop Olive and Rose: Neo-bistro serving a seasonal chef driven evening menu and complimentary cocktail program
Chef Phil Pretty has received Long Beach's first Michelin star with Heritage and is excited to continue to elevate the Long Beach culinary scene.

Smoke And Fire
Anaheim and Long Beach, California

Ground Review has helped the Smoke and Fire team secure three of their most prominent locations. In helping the tenant obtain both
a brewing and distilling facility, Smoke and Fire will be able to sell their own craft beer and spirits at all their restaurant locations.


Villains Brewery, Anaheim: 13,000 sf brewery campus complete with brewhouse,shipping container beergarden, swimming pool and cocktail bar in a historic craftsman house all situated in the Anaheim Packing District.


Broken Spirits Distillery, Long Beach: In the heart of downtown Long Beach, Broken Spirits Distillery is taking over thefirst ever distillery pub in the state of California. At 3,900 sf, Broken Spirits includes a full cocktail bar experience, seasonal menu, and a full distilling facility.


Craft by Smoke and Fire, Anaheim: Craft was the team's first location in the Anaheim Packing District. Taking over a long vacant
5,000 sf restaurant and bar, the team brought vibrancy to a once quiet downtown city block.

Rye Goods
Tustin, California

Ground Review has helped Rye Goods roll out to be Orange County's premier organic sourdough bakery with three locations in some of Orange County's most sought-after locales - Newport Beach's Lido Marina Village, Downtown Laguna Beach and a central baking facility in Tustin. The Ground Review team assisted in site identification, design, and execution on the construction and opening processes.


Rye Goods is an organic sourdough bakery and deli living in each season. Using ingredients as indicators of time to let us know where we are at in the year. We work with small farm west coast heritage grains to make our sourdough breads and pastry, highlighting the importance of local fruits and vegetables.

In the heart of Orange County, The ROW emerges as a village for the next generation. In a rapidly evolving and bustling neighborhood, the project offers the amenities of urban living balanced by a community gathering space built in a garden setting that is designed to bring people together.
